Buying a home is a big decision. Usually you've spent months looking and researching properties until you found the one that is right for you. After all this you can't wait to get moved in, but first you have one more very important choice - your home mortgage loan. This seems like the perfect formula for stress and headaches. At American Fidelity, though, we walk alongside you through the entire process, whether it's your first home or your tenth.

We will take you through the steps of evaluating your budget, your options, and plotting the best mortgage for your situation. We focus solely on residential mortgage loans, so you can be assured we know the field inside and out. To begin the process you will need to collect some important information:

Please provide the following information as quickly as possible.

  1. 1. Legible photocopy of your driver's license or legal photo I.D. (front and back)
  2. 2. Last 2 years w-2 forms
  3. 3. Most recent 30 days of pay check stubs
  4. 4. Last 2 months of bank statements (all pages)
  5. 5. Name and phone # or your homeowner's insurance agent
  6. 6. E-mail address and cell phone # to contact you

For refinances

  1. 1. Cover page of your homeowner's insurance policy
  2. 2. Copy of most recent real estate tax bill on all properties you own
  3. 3. Copy of HOA dues statement (if applicable)
  4. 4. Copy of current mortgage statement
  5. 5. Copy of current equity line statement (if applicable)

For self-employed or borrowers with more than 25% of their income in bonuses and commissions.

  1. 1. Full federal tax returns both personal and business complete with all schedules and K1s
  2. 2. Rough year to date profit and loss (does not have to be done by an accountant)

Please note that during the mortgage process you should not apply for or use any additional credit. New guidelines require that credit (does not affect the score) will be pulled right before closing.
